  Pricing based on minimal exterior inspection and no garage

 

Homes Over 2,000 sq ft

$0.22 per square foot over 2,000 sq ft

Pricing examples:

• 2,500 sq ft — $550

• 2,750 sq ft — $605

• 3,000 sq ft — $660

This ensures pricing stays fair and proportional to inspection time and complexity.

 

Older Homes (50+ Years)

Older homes often require additional time due to aging systems, outdated materials, and unique construction methods.

• Homes 50+ years old — Add $100

VIP All-Inclusive Services:

 

Drone roof inspection – No additional charge.  Please note certain instances may prevent us from allowing us to use of the drone; weather and FAA “No Fly” zones are the primary causes.  If wind prohibits us from flying, we will postpone the drone inspection and return when weather permits, with no additional charge. If FAA “No Fly” zones prevent us from flying, the roof will be inspected either from the ground or from the eaves. To prevent damage to tile roof surfaces, we do not walk on the roof.

Limited InfraRed thermal imaging – No additional charge. This provides insight into what’s happening behind the scenes in a home. The non-invasive technology uses infrared cameras to detect concerns that are not otherwise visible to the naked eye. When temperature differences occur, it is a sign that something may be wrong and warrants further investigation and attention. Areas covered in the Limited Infrared are the undersink areas, the laundry room, and any areas with noticeable water staining.
